Introducing BLUE WATER RANCH
A Sanctuary Property
in the Patagonia of Chile

In the northern region of the Andean Patagonia of Chile, a rare and uniquely valuable property exists, this Patagonia land for sale owes its value much to its location, size, pristine beauty, absolute privacy, and ready accessibility. Located in southern Chile’s Lake District at a of latitude 40 degrees south. This 63 square mile property is bordered on the east for 20 miles by the Andes Mountain range and Argentina’s million- acre treasure, Lanin National Park. To the west are mountain ranges reflected in a pristine mountain lake. Between these mountain borders rest an ancient temperate Andean forest, bursting with wildlife, majestic old- growth trees, vast grass plains and valleys, miles of trout filled rivers and streams, gushing springs, hot springs, waterfalls and over 20 miles of internal roads that provide dependable access throughout much of the property. This is a place of isolation and privacy, yet easily accessible by land and air.

To the east, an easy one-hour drive across the Andes is San Martín de los Andes, Argentina, a lovely mountain town nestled on the tip of Lake Lácar, between high peaks. The town is a regional tourism capital with arts-and- crafts shops, sports gear-rental, excellent restaurants, and charming hotels that constitute much of downtown. The town is quieter than Bariloche and decidedly more picturesque, thanks to its timber-heavy architecture
and Swiss Alpine influence.
San Martín overflows with activities including biking, hiking, boating, snow skiing, golfing, hunting and fishing. The tourism infrastructure here is excellent, with every lodging or resort option imaginable and plenty of great restaurants and shopping.

Estancia Tranquilo is a large, well-established cattle ranch located in northern Patagonia, Argentina, within the Andean cordillera near the Chilean border. The property offers a rare combination of scale, diverse landscapes, reliable water, and fully developed livestock infrastructure across both winter and summer grazing ranges.
The estancia encompasses approximately 44,400 acres, comprised of 37,000 acres of winter range (11,250 hectares plus an adjoining 3,750-hectare parcel) and 7,400 acres of high-elevation summer grazing land (3,000 hectares) extending to the continental divide of the Andes.
Livestock movement between seasonal ranges is managed either by truck or through a traditional three- to four-day cattle drive along a remote river corridor that is seldom traveled and well suited to camping and fishing.
The climate is dry and comfortable, with four distinct seasons. The high-elevation summer lands receive snow from May through September, while the winter range experiences lighter, intermittent snowfall and generally mild temperatures.

Estancia Tranquilco sits within a largely intact ranching landscape, surrounded by other large estancias and extensive tracts of open public land. This setting creates a strong sense of scale, privacy, and continuity, with no nearby subdivision or residential development. The surrounding
lands remain dedicated to grazing, wildlife habitat, and traditional rural use.
The broader region is shaped by the long-established practice of transhumancia, a seasonal movement of livestock that has defined life in northern Patagonia for generations. Each year, local gauchos move their herds of goats, sheep, cattle, and horses from the lower winter valleys
to designated summer grazing allotments on higher-elevation public lands in the Andes, returning again as winter approaches.
These seasonal migrations follow historic routes across rivers, valleys, and mountain passes and remain an active part of the regional economy and cultural identity. Estancia Tranquilco operates within this living system, benefiting from shared knowledge of pasture management, animal
husbandry, and landscape stewardship refined over decades.
The result is a property embedded in a functioning, low-density pastoral region, where large open spaces are preserved not through restriction but through continued productive use. For owners, this context provides both operational advantages and long-term land security, reinforcing the estancia’s character as part of a working Patagonian landscape rather than an isolated holding.

Hotel & Real Estate Development. This highly desirable region for vacationing Chileans, Argentineans and Internationals would be an ideal place for the development of a hotel and real estate project. Preliminary projections demonstrate enormous economic potential with the development and sale of homes and small ranches to the international market. Imagine a development that places in conservation protection 80% of the land and develops less than 20% (8,000 acres) in the Patagonia. THERE ARE NO POISNOUS SNAKES OR INSECTS IN THE PATAGONIA.

This magnificent property offers individuals, their employees or families a safe place in the world to retreat to if ever necessary.
This is a place where they can enjoy some of the most pristine nature remaining on earth. Your own Private 63 Square Mile

There are several level areas where to construct a private airstrip that can accommodate even larger jets.
